This is a very small location that consists of a single house. It is located above a water channel, near the Covenant.

You can find a safe on the first floor.

After killing everything inside the building you can find a workshop outside, at the wall of the building. It will allow you to create a settlement here.

By going north inside the channel that becomes narrower, you will reach a hidden stash. You will enter it through the pipe at the end of the channel.
