You do not need to walk through the ventilation shaft located opposite the starting point. This would be time consuming and you would not gain much. Approach the stairs and explore the area underneath. This way you will reach a vertical line and will be able to start climbing. Take your time and wait with climbing to the next floor, especially that the first pipe may be lit right now by one of the enemies (wait for the man to turn away).
Use the consecutive pipes that you find on landings and make through to the second level, where you will encounter a single enemy. Stand in the position shown in the screenshot and listen to the conversation about the name tags that the guards are equipped with. Wait for one of the enemies will go to the right, jump over the balustrade quickly and enter the new corridor. Note - If you have not made it, or you do not want to take the risk, you can wait for the guard to start his next beat, especially that his colleague should, in the meantime go downstairs.
Make sure that you keep to the right wall, thanks to which you won't be spotted by the guard that is watching the stairs. As quickly as possible, approach the elevator located on the right, enter and wait until you are carried into the vicinities of the treasure, which you will have to break into.
Additional tips for the Panther/Attack playing style: Do not worry if you knock out or kill both of the guards that are staying near the locked door on the highest floor. You can also unlock this passage by picking up the body and carrying it over to the other side.
